Construct Only
The traditional method of contracting, construct only is generally used when the client has developed construction documentation, and a lump sum contract can be used.

At Greenock Constructions we always endeavour to identify value management options, which could be via project methodology, design efficiencies or through considered staging where the impacts on normal operations can minimised. We work with architects and project managers to deliver client designs to budget and program while seeking to improve project outcomes.
Early Contractor Involvement (ECI)
Early Contractor Involvement comprises the creation of a collaborative and innovative project team during the early design phase to develop and resolve the planning and
methodology of the project.

Our team works closely with clients who seek greater flexibility through the project or to increase transparency of costs, resulting in reduced variations during the construction phase and to identify ways to improve design and constructibility efficiencies.
Design and Construct (D&C)
This model places the responsibility, and design risk, on the ‘shoulders’ of the Contractor. The client will often appoint the Contractor to adopt the design responsibility and finalise design documentation while seeking opportunities to add value in a streamlined design and construction approach.

Buildability, value engineering and design management are areas improved in a D&C procurement model.
